I've heard that it's around THB 55,000per sqm for grade A (local standard)based on net area. I don't know the definition of "building efficiency" but I guess it could be net-to-gross floor area. If so, I don't have the info but 55% seems about right. if we use 55%, construction costs per sqm based on gross area would be around THB 30,000sqm.
if all the above figures are correct, we shouldn't surprise to see the selling price of THB 100,000/sqm for grade A condominium nowaday.
