I-House Laguna Garden is one of the most striking developments taking shape in the capital. Offering three blocks of medium-rise residential condominium units, I-Houses developer, Plus Property Partners, is doing what few major developers are offering studio units, and only studio units, all 26 square metres in size.
While buyers can knock down walls to make two units into one, the basic floor plan is of a worker-ant-like establishment. All the units flank a long corridor.
Each floor houses between 38 to 42 units and each block will have two lifts.
There are four blocks planned. One will house serviced apartments.
The first residential block has already been sold out. Currently, the developer is opening the unfinished second block for bookings.
This Second Phase is more expensive than the First Phase which sold for a starting price of Bt879,000 each.
The latest will start from Bt900,000 a unit. The other difference is that there isnt a ground floor garden, as the space is a car park.
On a site visit the project looks inviting, since as it has what very few 26-square metre condominium projects have: landscaped gardens, a proper road infrastructure and professional real estate management.
It is true that in the past most small-unit projects were selling for about Bt200,000 each, or less, and there are still plenty available in the suburbs. But there are not many takers.
The reason is these projects look cheap and they quickly turn squalid, chaotic and dirty. Many of them are basically a throw-back version of government housing flats.
By charging about four times more but providing better amenities, I-House appears to have overcome the down-market syndrome and has set a new benchmark for units under the Bt1-million mark.
I-House units are really nothing special. The bathroom design is small and cramped. The bedroom space is just enough to fit a medium-size bed with a working desk and built-in closet, and cooking will be confined to a small space.
But Plus Property has done a fairly decent job, and while the project is far from luxurious, the units should appeal to young workers in their twenties with jobs in the Royal City Avenue area or nearby neighbourhoods.
Oh yes, the Bt900,000 price includes one Daikin air-conditioner and a built-in closet.
The site office sales people are as pleasant as they can be considering the project is relatively new and some areas are still being worked out. A plan for a swimming pool has been scrapped.
As for the access question, it is true that being smack in the middle of Royal City Avenue will pose a slight problem. Residents with cars will have to pay Bt300 a month for stickers to pass through the gates on property owned by the State Railway of Thailand.
