Quite similar situation as us ka. We just bought a brand new house last year from the developer. We only had a few weeks to look at the house and made decision before we left UK for oversea assignment. To answer your question
1) Find trust worthy developer ka. Once you have chosen the area, just look around how many deveoper in that estate. For our case, in the same estate, there are 3 developers which are KingsOak, Barrats and Red Row. They are slight different in finishing details. Among the 3, we chose KingOak. All the new built house are quaranteed by Government builder (sorry can't remember the name of organization) for 10 years and first 2 years by developer themselves. So it is quite safe ka. You just need to find the good reputation developer that 's all. When we bought it, the house hadn't finished yet. It took 3-4 months after that.
2. For your husband life insurance, obviously it is good to have one, you never know the future. Apart from that when you apply for the mortage, you have to have the insurance for the house in case the house is damage by natural force or unexpected event etc too.
3. Highly recommended ka but you have to do a bit of homework which agency is reputable around that area cos' they have to look after the house on your behalf. We are quite lucky to be in good term of the agent so the house is well taken care by them and we have been given discount :-)
4. It has to be your husband name only ka cos' I assume that you haven't been working/earning in UK so you have no credit in the mortgage people eyes. Therefore, all the agreement has to be done under your husband name only (same as mine, though half of the deposit money was mine 555...). However, just in unfortunate case like divorce, all the assets have to be split up between the two as long as they are legally married unless you have done prenaptual agreement.
5. To let the house, once in awhile I feel sad ka that it is our lovely brandnew house but somebody else in it :-( We never got chance to live there first. By the time we come back to UK it would be an old house. However, this is life, if we coundn't find the tanent we would have been more sad.
House hunting is fun and headache at the same time ka.... be prepare to strech out your budget. There is always something nicer if you put a bit more on your budget :-)
