Thanks everyone for all of your helps na ka. For Khun PoomPim..TMB, where can I find a broker? Of course in America na ka :)
For Khun ล่ามCourt, I just got a job offer from a company at St. Louis, Missouri, about a month ago. So, now I'm looking for a house here.
I found couple interesting homes close to my office. The average price is 150,000 USD. My salary now is 45,000 USD/year. I'm also doing a part-time job. So, I think I can afford a house with this price range.
The reason I can't come up with any down payment is my mom wants to put more investment on her business, and she asked for my saving money. That's why I might have to give all I previously earned to her.
And the reason I want to contact some lenders before going to a realtor is I want to show the realtor I'm a serious buyer and I got an approved credit from a lender. Is this a good way to do? I really don't know.
A few minute ago, there was an agent from an online lender that I dropped a request yesterday calling me. He told me there are many rates I'm qualified for: 30 year fixed rate, 5/7/or 10 years interest only. I don't have any idea which one is good for me if I want to pay off the house less than 5 years. I asked him about the prepayment penalty, and he said they don't have this type of penalty and I can pay off the house any time I want (or I can).
What about the current interest rate right now? 5.5%? or I can get lower than that?
