The Old Water Works Building, Man-sri was constructed on 1914. The building was registered to be the conservation building where has no the usability and waiting for function management by the crown property bureau. The previously research about this project indicated that the group of buildings has the potential to adaptive reuse to be the conservation hotel in old city.
The purpose of this thesis has four main points. Firstly, the research aimed to study the basic information for adaptive reuse this building to become a boutique hotel are; management policy of the crown property bureau, opinions and requirements of hotel businessperson and customers opinion about the factors for decision in choosing hotel. Second, study the requirements of target group customers about the interior architecture characteristic that is appropriate for conservation boutique hotel. Third, recommend for designing and renovating this building to be the conservation boutique hotel with the acceptant of participants.
This thesis collected data are an interview with officials who work with this building, survey and observe in 10 hotels for case study and questionnaire distribution to two example groups are thai and foreigner. The research result can summarize several points. Firstly, management policy is concern about the appropriate way to preserve the conservation building and generates commercial benefit.
Second, hotel businesspersons are recognize the word Boutique Hotel is a kind of small-sized hotel where have uniqueness designing, but now this word is extensively used so they created new word for define there hotels. They didnt take standard level star arrangement, but they are following with popularity facilities. The most popular function is a swimming pool and spa. The design guidelines for harmonious new and old buildings are 1. Facade adjusting. 2. Concern about the grid line of old building and 3. Use the material and equipments resemble with the conservation building.
Third, the factor for customer decision in choosing a hotel are the comfortable & high servicing standard, the culture locality integration in designing, the creativity in designing, the uniqueness of hotel, the great sense of privacy and the quietness within a hotel. The function requirements of customer are a restaurant, a coffee shop, a museum of Bangkok, a sky-high restaurant, a sight-seeing tower, a library, a fitness center and a swimming pool. The style of interior decoration for this conservation boutique hotel that, majority customer thinks unnecessary to design in the traditional style for all buildings, just the dome building only should be the traditional style, but the water tank buildings should be the contemporary style, theguestroom building and accommodations should be the modern or contemporary style, majority customer thinks using color within a building should be the monochrome or harmonious color , by kind of main colors are white, yellow-cream and pastel. About the interior character in each area are 1) the requirements for banquet are; to be available for a private party in a garden and the ceremony area should be the step floor and background. 2) The requirements for the restaurant are; space characteristic is the terrace or the hall with natural ventilation and the furniture should be a table and 4 chair. 3) The requirement for the lobby are; space characteristic is the hall with natural ventilation as waiting area and the walkway are of the same level and the furniture should be a sofa groups 4) The requirement for the accommodations are; differently decoration in each room, in the suite planning they choose clear floor where have the partitions and have a garden balcony is special facility. For every accommodation,majority customer wants a bed that decorates the wall, lamp shade on the wall, hung a curtain above the bed, en-suite, a television on the wall, both of curtain & sun blind screens and at a balcony is a cushion & pillow. For a bathroom, the wall should be a convertible partition, the lavatory should stay the position can use both of in and outside a bathroom and a bathtub should be like an antique.
